Everyone’s Talking About Thailand’s So-Called “Tax Free” Visa. Here’s What’s Actually True.
A video by UK property investor Samuel Leeds filmed in front of a ฿56 million Bang Tao Beach condominium sent Thailand’s Long-Term Resident visa trending in places it had never trended before. The claim: move to Thailand, get a “Wealthy Global Citizenship,” pay 0% tax on your worldwide income.

The internet did what the internet does. Some people said it was too good to be true. Others started Googling flights. The truth, as usual, sits somewhere more interesting than either reaction.
The Visa Is Real
Thailand’s Long-Term Resident visa launched in September 2022. It has four categories. The one generating all the conversation is the Wealthy Global Citizen, a legal classification with specific qualifying criteria, not a marketing slogan.
After a January 2025 update, here is what it takes to qualify: global assets of at least $1 million, a qualifying investment in Thailand of at least $500,000 and health insurance coverage of at least $50,000. The previous income requirement of $80,000 a year was dropped. Full details are at ltr.boi.go.th.
“The LTR Visa reflects Thailand’s vision to welcome global talent and investment that support our industries of the future,” said Narit Therdsteerasukdi, Secretary General of the Board of Investment.
What it delivers: a 10-year renewable visa, a digital work permit, annual rather than 90-day immigration reporting and this is the part everyone is talking about a tax exemption on qualifying foreign-sourced income under Royal Decree 743.
The Tax Part Properly Explained
Here is where the “0% tax” claim needs context.
Under Royal Decree 743, LTR Wealthy Global Citizen holders are exempt from Thai personal income tax on income earned abroad, employment income, business income, investment returns, foreign property income, when that money is brought into Thailand. That exemption is real. It is published at rd.go.th. It is not a loophole.
But it is not a blanket tax-free existence either. Thai-sourced income is taxed normally. Income earned before the visa was granted does not automatically qualify. And the exemption requires ongoing compliance to remain in place.
Asa Marsh, founder of Easy Living Phuket, has helped numerous clients navigate the programme. “The exemption works exactly as it is designed to, for the right income structure,” he said. “The question is never whether it exists. The question is whether your income qualifies for it.”
What the Leeds Purchase Actually Was
One more thing worth clarifying. The purchase that started this conversation was a freehold condominium, not land. Foreigners cannot own land freehold in Thailand, but they can and do own condominiums in their own name under the Condominium Act, on a full Chanote title deed.
The concerns raised about foreign land ownership that circulated after the video were accurate in general terms. They did not apply to this specific purchase.
“The condominium was legally purchased, correctly structured and properly titled,” said Marsh. “The ownership framework for condominiums in Thailand has been in place since 1979. This was not novel or unusual.”
So Is It Worth Looking At?
For a certain type of buyer, globally mobile, with significant assets and foreign-sourced income, the Wealthy Global Citizen programme is one of the most coherent long-term residency propositions in the region right now. Ten years of stable residency, a structured tax position, a property in your own name.
It is not for everyone. The thresholds are real and the BOI enforces them. But for the right person, the answer to “is this too good to be true?” is simply: no.
